Can you resurface a patio that is cracked, stained, or was painted before?
Yes, and that describes most of the patios we are called out to look at. We repair the cracks, grind off old paint and failed coatings so the new layer bonds to sound concrete, then apply the overlay, stain and seal it. Prep is genuinely most of the job. If a patio has settled or heaved structurally we will tell you that honestly rather than cover it up.
How is this different from pavers or natural stone?
Cost and joints, mainly. A decorative concrete patio gives you a continuous surface with no sand joints for weeds and ants to find, nothing to shift or settle unevenly over time, and a fraction of the material and labor cost. It is also faster: no excavation and no base work, because we are building on the slab you already have.
Will the color fade in the Georgia sun?
The stain penetrates rather than sitting on top like a paint, so it does not peel or flake off. The sealer above it is what takes the UV punishment, and refreshing that every few years is a quick, inexpensive service. A patio that gets its sealer maintained looks close to new for a very long time.
Can you match the patio to my pool deck or walkway?
Yes, and it is worth doing at the same time. A patio, pool deck, walkway and front porch that share one color and texture make the whole outdoor space read as designed rather than assembled in pieces. Doing them together also costs less per square foot than separate visits.
How long does a patio take?
Most residential patios are a several-day job depending on size, repair needed, and cure time between coats. Weather drives the schedule on outdoor work, so we build in some margin rather than rush a seal coat ahead of rain.
