How much does it cost to resurface a concrete driveway in Atlanta?
We quote each driveway individually rather than by blanket rate, because the condition of the existing slab drives the price more than the square footage does. Laura can usually give you a number over the phone. What we can tell you up front is that resurfacing costs a fraction of tearing out a driveway and replacing it, and it takes days rather than weeks. The estimate is free and you get a firm number before anything is scheduled.
Can you resurface a cracked driveway, or does it need to be replaced?
Most cracked driveways can be resurfaced. Surface cracking, spalling, discoloration and old sealer are all things we repair and cover. What cannot be fixed with an overlay is a slab that has failed structurally, meaning large sections have heaved or settled at different heights, usually from a drainage or base problem underneath. We will tell you honestly which one you have when we look at it.
Will a resurfaced driveway hold up to cars and trucks?
Yes. The overlay is polymer-modified cement that bonds permanently to the slab beneath it, so it wears like the concrete underneath rather than sitting on top like a coating. Prep is what determines that, which is why we grind and clean the surface properly before anything goes down. We have been installing them across metro Atlanta for over 20 years.
How long before I can park on it?
Foot traffic comes first, then vehicles once the sealer has fully cured. Exact timing depends on temperature and humidity, so we give you the real number for your project rather than a generic one. Georgia summer heat speeds the cure up; a damp week slows it down.
How much maintenance does a finished driveway really need?
More than any other surface we do, and we would rather say so before you hire us than after. A driveway is the one surface that takes hot tires, engine drips, road grit and full sun every single day. Tire marks, scuffs and traffic patterns are normal on a finished driveway, not a defect, and keeping one looking showroom-new takes regular cleaning and resealing every two to three years. If you want a surface you can finish once and forget about, a patio, porch or interior floor is the better place to spend your money. If you are willing to maintain it, a driveway can look outstanding.
What will not be covered if something goes wrong?
We stand behind our prep and our application. What we cannot control is what happens to the surface afterward: tire marks from hot tires or turning wheels, stains from oil and fluid leaks, damage from harsh cleaning products or pressure washing at the wrong setting, and wear in the paths cars actually drive. Those are maintenance items, not callbacks. We will show you exactly how to clean and care for the surface when the job is finished, and use a floor polish or the cleaner we recommend rather than a household product, which can dull the finish.
Do you do driveways and walkways at the same time?
Usually, and it is worth asking about. The driveway, front walkway, porch and garage floor all being the same color and texture is what makes the front of a house look intentional rather than patched together. Doing them in one visit also costs less per square foot than coming back out.
